About EliteAir Heating & Cooling

EliteAir Heating & Cooling is a San Jose company that fixes, maintains and replaces home heating and cooling equipment across the South Bay. Our approach is simple to describe and harder to practice: find out exactly why a system misbehaves, explain it in words a homeowner can repeat to a spouse or landlord, and only then talk about parts or new equipment. We would rather spend an extra half hour tracing a fault than leave a house with a guess.

Built around the way South Bay homes actually work

The Santa Clara Valley has dry summers and mild, damp winters, and the inland and southern stretches of the valley get noticeably hotter than neighborhoods close to the Bay. That spread shapes our work. A ranch house in a warmer pocket may lean on its air conditioner for weeks at a time, while a home nearer the water might run its furnace more hours than its condenser. We size advice to the house in front of us rather than to a regional average.

Many homes here were built decades ago and carry ductwork, wiring and venting from an earlier era. Flex duct sagging in a hot attic, undersized returns and patched transitions are common, so we look past the equipment itself and check the air path that feeds it.

  • Every visit starts with measurements, not assumptions
  • We show you the failed part or the reading that points to it
  • Repair and replacement options are laid out side by side

Straight talk on rules and electrification

Homeowners ask us often about the Bay Area Air District appliance rules. Here is what we tell them: those rules do not force anyone to tear out working equipment. They come into play when a furnace or water heater fails or is replaced. For furnaces, gas units manufactured from 2029 must meet a zero-NOx standard, which in practice nudges replacements after that point toward heat pumps. The small water heater date under Rule 9-6 was set for 2027, and the Air District Board is weighing amendments in November 2026 that could push it back, so we suggest checking the current rule before planning that swap.

On money, we keep it factual. The federal 25C credit covered qualifying heat pumps placed in service before the end of 2025 and does not apply to new installs now. BayREN and local clean energy providers run incentive programs that change by funding cycle, so we confirm what is actually on offer before anyone builds a decision around it.

What you can expect from us

We schedule a window and keep you posted if it moves. Technicians protect floors, work tidily in attics and closets, and walk you through findings before writing anything up. If a repair makes sense, we say so. If an aging system is costing you more in breakdowns than it is worth, we say that too, and we leave the decision with you.

Our service area covers San Jose and neighboring communities in Santa Clara County, along with nearby parts of Alameda, San Mateo and Santa Cruz counties.

What to expect

How a visit goes

  1. Measure first

Temperatures, pressures, electrical readings and airflow come before any recommendation, so the fix addresses the actual fault.

  2. Show and explain

We point out failed parts or readings, describe what they mean, and answer questions until the choice makes sense to you.

  3. Respect the home

Floor protection, careful attic and closet work, and a cleaned-up space before we leave are standard on every visit.

Tell us what your system is doing

Describe the symptom and where the equipment is, and we will schedule a visit, diagnose the problem and walk you through your options.
